This can also be affected by how quickly permits are secured or whether there’s a shortage of materials.

Make sure to keep these potential obstacles in mind as you don’t want to move out of your current home without another space to move into.

When it comes to financing, the process is similar to traditionally built homes. Construction loans are the most common and most builders will have a few preferred lenders they will recommend. If you’re looking for some assistance, there are also government programs that may help with financing. 

Look into all options as this might help you to afford more house than you think! It can also put building a home within reach even if your credit isn't outstanding.

Pick a Builder

Picking a builder is another critical step in the process. Look for companies that specialize in the type of house you want and who offer layouts that you like. If they aren't local to your area, make sure you contact them and see if they can build in your city. 

It’s important to remember that some builders only make homes to order while others may have modular homes for sale that are already built. You can save big if you're happy to take the standard model.

If that doesn't sound too great to you, ask about customization options. Some home builders will allow you to change the house’s layout, while others may just allow you to pick your finishes and appliances. 

Also, make sure you ask if energy-efficient options are extra. Picking better insulation or energy-saving appliances can keep your bills lower for years to come.
