Once you've got your heart set on a modular home in Texas, you will likely have to choose a builder. With so many great builders out there, you’ll have plenty of options to choose from.

The only issue is that with so many options, it can be hard to know if you're picking the right builder for your unique modular home needs.

Is a Modular Home Builder in Your Budget?

Some modular home builders focus on creating affordable modular homes while others are aiming for the luxury market, and their prices will match. 

Take a look at the builder’s website and see what estimates they have under their modular home sales. If they offer floor plans you like that are within your budget, keep them on your list of candidates. 

Are They Able To Build in Your Area?

Most builders only serve certain areas or cities, so you’ll want to keep this in mind when deciding on your modular home builder. You don't want to fall in love with the homes of a company that only sells in the Northeast while you're looking for a modular home in Texas.

If the locations they serve aren’t clearly listed on their website, don’t be afraid to contact them and ask. 

Look at Experience and Reviews

An experienced builder is the difference between a solid home that will last you for years and a future expensive headache. This is true for both traditional site-built homes and modular homes. 

Learn how many years of experience the builder has and how many homes they’ve built. Most builders are happy to show you a portfolio of their past work. Be sure to also ask what manufacturer they use so you can research them as well!

In the same vein, make sure you look at what their previous clients are saying about them. While they may have years of experience, their reputation may not live up to your expectation. While you should definitely go online to seek out online reviews, it doesn’t hurt to ask around your city to see if anyone has worked with the company you’re considering.  

What Is Included in the Cost? 

In their initial quotes, some modular home builders will only include the home itself. Other costs, such as preparing the site and connecting utilities can be an entirely separate amount. 

The finishes or green options you want may also be an additional cost, so make sure you do some investigation to determine the actual total. No matter who you pick, make sure your builder is giving you an exact cost estimate, rather than only a quote on just the home.  

If your builder can't give you a good quote? Move on to the next builder on your list.

Do You Feel Comfortable With the Builder?

Building any home requires a lot of trust, after all, this is a huge commitment for you!

Find a builder who really cares about your wants and needs. They should be willing to answer any questions you have and help you design the modular home of your dreams. If you feel like they're brushing you off, find someone else.
